General terms and conditions
1. Scope
These terms apply to holiday-apartment rentals and additional services. Subletting or other use requires prior written consent.
2. Booking and confirmation
Bookings are made through the website and become binding when the process is completed and confirmation is received or payment is made. Booking means accepting these terms and the house rules.
3. Payment
A 50% deposit is due within 14 days of the invoice; the balance no later than 14 days before arrival. Last-minute bookings are payable immediately. Bank transfers are accepted; cash only by prior agreement. Cards and cheques are not accepted.
4. Arrival and departure
The apartment is available from 3 pm on arrival and must be vacated by 10 am on departure, unless agreed otherwise. Keys are provided via a key safe.
5. Stay
Only guests named in the booking may stay. Subletting and transferring the contract are prohibited. Serious breaches may result in immediate termination without refund.
6. Condition and damage
The apartment is provided clean. Defects must be reported immediately. The tenant is liable for damage caused and lost keys.
7. Pets
Pets are allowed only in selected apartments. Breaches may result in termination and professional cleaning at the tenant’s cost.
8. Cancellation
Cancellation must be in writing. From 0 to 6 days before arrival or in case of no-show, 100% of the agreed price is due.
9. Cancellation by the landlord
In cases of force majeure or unforeseeable circumstances, the landlord may withdraw. Liability is limited to refunding the rental price.
10. Liability
Landlord liability is governed by law. Force-majeure interruptions and guest property are excluded within the statutory limits.
11. Wi-Fi
Wi-Fi is provided during the stay. Illegal use is prohibited. Guests are responsible for data security and paid services they use.
12. Written form
Any deviation from these terms must be in writing. No oral agreements have been made.
13. Severability
If a provision is invalid, the remaining provisions remain effective and it will be replaced by a valid provision with an equivalent economic purpose.
